Annual Scheduled Service Information

Save money and avoid hassles with our 20 Point Annual Maintenance Inspection recommended by most utilities including SRP, Southwest Gas, and the manufacturer of your unit. The best way to keep utility bills low and often prevent costly repairs is with simple routine maintenance. Home Comfort System inspections are inexpensive (starting at only $59.95 for single units) and ensure years of trouble-free, energy efficient service no matter what type or brand of system you have. Of course, when your system is working, it’s the easiest thing to forget about and take for granted. Our 20 point inspection is specifically designed to catch problems before they compromise your comfort or safety and make sure your system continues to operate efficiently and trouble-free.

The total value of these services rendered independently is over $250. Take advantage of the Annual Scheduled Service for only $59.95!

The following are just some of the items checked during the 20 Point Inspection:

We will check the thermostat for proper operation and calibration. Thermostats can short cycle or run too long increasing electric consumption. For every degree your thermostat is off adds an additional 3% to your monthly electric bill.

Your ventilation system will be inspected for proper airflow as well as air quality. We will examine all accessible ductwork for leaks that may be venting conditioned air into the attic or even outside your home. The ductwork will also be checked for build up of dirt, dust, and organic growth. The presence of these elements in your ducts can not only increase utility bills by decreasing the efficiency of the system, but also irritate any existing health issues. On average, almost 15% of cooling energy is wasted due to duct leakage. That is $135 per year for the average home owner. (This figure is based on energy calculations by APS using the APS Standard Plan. Your actual energy costs may vary.)

We will measure the temperature of the air entering the system through the return and subtract the temperature of the air coming out through the vents. This is known as the “split” and is important in helping us determine the efficiency of your system’s operation. If the split is too high or too low it can indicate a possible problem with the unit. If needed, up to one pound of Freon is included with the inspection. One pound of Freon is a $95 value in itself.

All accessible electrical components, particularly the contactors and relays, will be checked for signs of burning or arcing. The electrical inspection also includes checking the wiring and taking amperage readings on the compressor and fan motors. All electrical connections on the unit will be checked and tightened to ensure your safety.

We will inspect the automatic blower assembly for proper operation and all accessible moving parts will be lubricated including the fan motor and bearings. Dirty coils reduce airflow, air quality, and greatly increase the strain on your unit and your utility bills. We will perform a thorough inspection on both your evaporative and condensing coils.

Sludge and rust buildup may exist within your drain line and pan causing odors or costly water damage if not addressed in a timely fashion. The technician will inspect this as well.

We also offer affordable Comfort Club Memberships which include regularly scheduled inspections as well as discounts on parts and labor should problems arise. Ask your technician about our joining our Comfort Club.

If you’re still not convinced you need such maintenance, consider these facts:
  • Most major system repairs or replacements occur with systems that are over 5 years old.
  • A complete system replacement is 50% more likely to be required in systems that have NOT had routine maintenance.
  • Most routine repairs can be attended to for under $200.
  • Major system repairs typically cost $250 to $1,000.
  • A typical system replacement will cost $2,500 to over $6,000.
  • Routine maintenance effectively DOUBLES the lifespan of the average residential heating system.
  • Most health risks associated with home air quality can be dramatically reduced or eliminated with proper system maintenance.
  • Efficiently operating systems can cut monthly energy costs by up to 25% vs. poorly maintained systems.
Comfort Systems work ten times as hard here in the southwest than anywhere else in the nation. In other words, NOT performing this important maintenance on your home comfort system WILL cost you hundreds, if not thousands of dollars in repairs and unnecessary energy costs. It’s really just a question of when. What’s more, periodic maintenance protects your family’s health and safety and shields you from the hassles and headaches of untimely system breakdowns and costly major repairs. Would you drive your car 50,000 miles without an oil change?

We also offer affordable maintenance plans which include regularly scheduled inspections as well as discounts on parts and labor should problems arise. Ask your technician about our Comfort Club.
